We know that one of the worst and most uncertain times a landlord can endure is the period where a property is receiving no income due to the lack of a quality tenant. Waiting long periods of time for a new tenant to come along and sign up can cause unwanted anxiety and stress, whist also limiting the effectiveness of your investment.
To alleviate this stress and uncertainty, Freeman’s has put into place a guarantee which is unique to Freeman’s and is a real point of difference for those landlords looking for confident, quality property management.
Essentially, if we are not able to obtain a signed lease for your property within two weeks of it being listed as vacant, we will pay the rent until we can.
To qualify for this guarantee, you must simply follow the recommendations of our highly experienced Property Managers or Management Consultant, through the process of preparing, pricing and advertising your property to perspective tenants.
1. You must follow the recommendations of your Property Manager regarding comparable market value, tenant applications, advertising and presentation
2. The property must rent between $250 to $550 per week and remain unfurnished to qualify
3. The client must have had the property managed by us for a minimum of six months paying full standard fees to qualify
If you are in breach of the guarantee guidelines, your Property Manager will still follow your
instructions, however, they will also notify you that you are outside guarantee guidelines and operating at your own risk.
The reason we can offer this guarantee is simple - we are confident because of our way of doing things. A normal week in our office will show an average vacancy rate of under 1%.
Freeman’s reserves the right to revoke this guarantee with three months’ notice in writing to all clients, or refuse to pay guarantees where the property is deemed unsafe, uninhabitable or requires a period of time for the property to be vacant due to maintenance, renovations or clean-up at the owners instruction.
